About KCJ Contracting Inc

Building envelope waterproofing across Los Angeles and Ventura County.

Who we are

All six sides of the structure.

KCJ Contracting has been protecting the building envelope in Los Angeles since 1988. We work on residential, commercial and multi family properties, from below grade and above grade waterproofing to deck coatings and roofing.

Water finds the one detail nobody thought about. So we treat the envelope as one continuous system and cover all six sides of a structure, rather than chasing a leak and leaving the next one to somebody else.

It is a small outfit and it is meant to be. The person who walks your building is the person who scopes the work and the person the crew answers to, which is the only way we know to keep the detailing consistent from one job to the next.

Licensed, bonded and insured. CSLB License #546580.

How we work

What is under the surface is the whole job.

Almost everything we get called out to repair was installed by somebody who did the visible part correctly. The failure is nearly always in a layer nobody photographed: a membrane rolled onto a slab that was still damp, a lap sealed in a hurry at a corner, a drainage composite left off to save an afternoon.

So we scope the assembly, not the finish. On below grade work that means the wall gets signed off before backfill covers it, because after that nobody sees it again without an excavator.

The same standard on all six sides

Below grade, the walls and the decks are three different trades on most jobs. On ours they are one scope with one person accountable for the transitions between them.
