Concrete Restoration in Los Angeles, CA
Repair of spalled, cracked and delaminated concrete, including corroded rebar, so the substrate is sound before any coating goes over it.
Before any coating or waterproofing goes over concrete, the concrete itself has to be sound, and that starts with sounding the surface, tapping or chain dragging across it to find hollow, delaminated spots that look fine but are already failing underneath. Unsound concrete is removed back to solid material, exposed rebar is checked for corrosion and treated or replaced, then the area is patched with structural repair mortar and finished to match the surrounding surface.
The most common mistake is patching over rust without removing it first. Corroded rebar keeps expanding under a new patch, and that expansion cracks the patch open again within a year or two, right back where it started. Skipping the sounding survey means hollow areas get missed entirely and a coating gets applied over concrete that is still actively failing beneath the surface, which shows up later as rust bleeding through the new finish or the patch popping loose.
Rebar corrosion is accelerated near the coast by salt air, and a lot of Los Angeles buildings from the mid twentieth century were built with less concrete cover over the rebar than current code requires, which is why this is a recurring issue on older structures rather than a one time fix.
Concrete Restoration in progress
How it runs
Survey and sound
The concrete surface is tapped or chain dragged to locate delaminated and hollow areas.
Remove unsound concrete
Damaged concrete is chipped back to solid material around the affected area.
Treat rebar
Exposed rebar is checked for corrosion and treated or replaced as needed.
Patch with repair mortar
Structural repair mortar fills the area and restores the original profile.
Finish surface
The patch is finished to blend with the surrounding concrete.
Verify before coating
The repaired area is checked for soundness before any coating or waterproofing goes over it.
