Foundation waterproofing, drainage and deck systems on bluff and canyon homes throughout Pacific Palisades.
The Palisades is built on a set of marine terraces sliced through by canyons, and the ground here has a documented habit of moving. Anything that keeps water out of a slope is doing structural work as well as envelope work, which changes how we scope a job. Subterranean garages and lower levels get cut sideways into the terrace, so one face of the excavation is holding a hillside while the opposite face is nearly at daylight, and those two walls need different drainage even though they belong to the same room. Canyon lots collect runoff from well above the property line, so a footing drain sized for the roof area alone will be overwhelmed the first time a storm sits over the ridge. Older Riviera and Huntington houses tend to arrive with a lower level that has been finished as living space at some point without anyone waterproofing the wall behind the drywall.
