Below grade waterproofing, garage decks and balcony systems for Marina Del Rey buildings sitting close to the water table.
Marina Del Rey is close to sea level on filled ground beside a working harbour, and the water table is high enough that a subterranean garage here is a boat as much as a basement. Hydrostatic pressure is a permanent condition rather than a storm event, so the question is never only what membrane goes on the wall but whether the slab, the cold joints and the elevator pit have been treated as one continuous sealed box. We see a lot of pit pumps running year round on buildings where the waterproofing was value engineered out during construction. Above the parking, the balconies and walkways face onto open water and take the same salt loading as anywhere on the coast, on buildings that are often four or five storeys of repeated identical detail, which means a detail that fails once tends to fail forty times.
