Santa Monica gives us more multi family and mixed use work than almost anywhere else we go. A great deal of the housing stock is two to five storey apartment buildings from the twenties through the seventies, built over at grade or partly buried parking, and the deck between the cars and the units is the single most expensive detail on the property to get wrong. Water that gets past it does not appear in the apartment above, it tracks along the slab and drips onto somebody's car two bays away, which is why owners often call us long after the leak started.
