Basement waterproofing on sand lots and roof deck systems for Manhattan Beach homes.
Manhattan Beach is a story about sand and about lot size. Sand Section parcels are small enough that the only direction left to build is down, so new houses routinely go two levels below the street with the lowest slab close to, and sometimes below, the standing water in the sand. That is genuine hydrostatic work, in soil that drains freely enough to feed a wall continuously rather than shed away from it. It has to be right before the shoring comes out, because there is no exterior access to that wall afterwards. Up in the Hill Section and the Tree Section the lots are bigger and the problem moves to the top of the house: roof decks and third floor terraces built over conditioned rooms, with the coating carried through door thresholds that sit almost flush with the finished floor for the view.
