Waterproof deck systems for balconies, walkways and podium decks, applied over plywood or concrete, and traffic bearing membranes for parking structures, ramps and plaza decks that take tire wear and turning loads without splitting at the joints.

The parts of the envelope you can see: parapets, planters and balcony to wall transitions, plus the sheet and fluid applied air and weather barriers that run behind the cladding.

Epoxy floor systems for garages, mechanical rooms and back of house areas, laid over prepared concrete for a hard surface that cleans down easily.

Joint systems that let a building move without tearing the waterproofing, from sealant joints in a wall to engineered joint covers across a garage deck.

Repair of spalled, cracked and delaminated concrete, including corroded reinforcing steel, so the substrate is sound before any coating goes over it.
DetailsCustom sheet metal is an essential part of reinforcing transitions in planters, decks and similar details.
A building keeps water out the way a jacket does. Break it anywhere and the water travels until it finds somewhere to show up, which is rarely where it got in. So we scope a roof, a balcony deck, a below grade wall and the air barrier behind the cladding as parts of the same system, not as four separate trades.
KCJ Contracting has been protecting the building envelope in Los Angeles since 1988. We work on residential, commercial and multi family properties, from below grade and above grade waterproofing to deck coatings and roofing.
Water finds the one detail nobody thought about. So we treat the envelope as one continuous system and cover all six sides of a structure, rather than chasing a leak and leaving the next one to somebody else.

More about the company
The envelope is the roof, the four walls and everything below grade. That is the six sides. It is why a below grade membrane, a balcony deck coating and an air barrier all belong to the same job on our sites.
We work on new construction alongside the builder and on existing buildings where something has already failed. Both start with the same walk around the building.
Progress photographs from custom residential and multi family projects across Los Angeles. Finished job photography is being added as projects close out.
The same sequence on a two day balcony and on a full below grade level. We strive to think ahead and plan for potentials to reduce the need for change orders.
Precon meetings, the plans sent over or an electronic RFP, then we walk the project and come back with scope and prices.
You get the system we intend to install, how the corners, penetrations and terminations are detailed, and what it costs.
Substrate repair and drying come before any membrane. Most failures we are called to fix were installed correctly onto a surface that was not ready.
Below grade work gets signed off before backfill and, where it applies, flood tested. Once the soil or the topping slab goes on, nobody sees that membrane again.
Ventura County, Santa Clarita Valley, San Fernando Valley, and across Los Angeles itself.
The envelope is every surface between the inside of a building and the weather: the roof, the four walls and everything below grade. That is the six sides. It is why a below grade membrane, a balcony deck coating and an air barrier all belong to the same job on our sites.
Yes. We work on residential properties and on commercial and multi family buildings, from a single balcony deck to a full parking structure.
Yes. Spalled, cracked or delaminated concrete has to be cut out and made sound before a membrane goes over it, or the new coating fails at the same spot. Concrete restoration is part of the same scope on our jobs, not a second trade you have to hire.
Everything from a small residential repair, through full protection on a high end custom home, all the way up to new construction and repairs on mixed use, multi family and commercial buildings.
Typically a 5 year material warranty is standard, all the way up to a 20 to 30 year NDL warranty on certain projects.
