Caisson and retaining wall waterproofing, driveway decks and envelope systems on Bel Air canyon lots.
Bel Air is canyon building, and canyon building means retaining. A typical project has caissons, grade beams and a run of tall retaining walls holding the pad up before anyone frames a room, and every one of those surfaces is either waterproofed correctly during that short window or opened up again at ten times the cost later. Access is its own constraint. Driveways are long, narrow and often themselves a structural deck over a lower level, so material staging and the sequence of trades has as much effect on the outcome as the specification does. The canyons also carry water from a long way uphill, which is why we spend as much time on the drainage composite and the footing drain as on the membrane itself. Getting water away from the wall beats asking a coating to hold it back indefinitely.
