Below grade waterproofing, deck coatings and weather barriers on custom homes along the Malibu coast, from Carbon Beach to Point Dume.
Most of our Malibu work sits on the ocean side of Pacific Coast Highway or on the bluffs directly above it, and both put the envelope under a load nothing inland has to carry. Salt aerosol is on the building every single day, not only when it rains, and it attacks fasteners, flashing and any coating that was specified for a valley tract. Storms arrive as wind driven rain off the water, which pushes horizontally into wall assemblies and finds laps that would have shed a vertical drop without complaint. The lots themselves are the other half of it. Bluff and canyon parcels get caissons, grade beams and a subterranean level cut into the slope, so the below grade membrane is holding back a hillside rather than sitting in a flat excavation. Ocean facing decks take full sun and full salt at once, which is why deck coatings here are recoated on a shorter cycle than the manufacturer's brochure suggests.

More on deck/traffic coating →Wall assemblies detailed for wind driven rain rather than for a vertical drop.
