Below grade waterproofing
New construction sequenced so the membrane is inspected before anything covers it.

Below grade waterproofing, deck and traffic coatings, above grade waterproofing and concrete restoration throughout the City of Los Angeles.
Across the city as a whole the pattern we see is that rainfall totals are low and irrelevant. What matters is that the year's water arrives in a handful of storms, so a building is not gently wetted, it is loaded. A drainage path sized for an average is overwhelmed in the hours that actually count, and that is when a wall that has been fine for six years suddenly is not. The second thing is age spread. We work on projects that are still open framing and on buildings that predate the war, sometimes in the same week, and the failure modes have nothing in common. New construction problems are sequencing problems, where a membrane went on over a damp slab or a trade cut a penetration after the inspection. Older building problems are almost always a detail that was correct for the original assembly and was never revisited when something was added on top of it.
