Subterranean garage waterproofing, deck systems and envelope work across Glendale and the Verdugo foothills.
Glendale splits neatly between the foothill neighbourhoods against the Verdugos and the denser flat part of the city toward the freeway, and the work follows that line. Up against the mountains the concern is what comes down them: debris flow after a burn, sheet flow during a storm, and hillside lots where the house sits behind a retaining wall doing serious work. Down in the flats it is mid century apartment buildings and newer mixed use blocks over subterranean parking, where the garage deck and the ramp are the wearing surface and the waterproofing at the same time. Ramps are a particular problem because they are sloped, they see turning vehicle traffic that scrubs a coating, and they are usually the lowest point where every drop of water on the deck eventually ends up.
