Roof deck coatings, covered patio waterproofing and envelope work for Hidden Hills properties.
Hidden Hills is a gated, low density, largely single storey place, and that shape of building gives us a specific set of problems. Sprawling one and two storey houses on flat acre lots mean enormous roof areas relative to their height, long low slope runs, and a great deal of covered outdoor living tied into the main structure. The valley heat here is the main antagonist. Surface temperatures on a light coloured deck in August are far above anything the coast sees, and repeated thermal cycling is what eventually opens a joint or lifts a coating at an edge, not rainfall. Equestrian and guest structures scattered across the property are usually built to a lighter standard than the house and are where an owner first notices water. Work has to fit the community's access rules, which we plan around rather than argue with.
