Basement waterproofing, terrace decks and concrete restoration on historic and modern Pasadena properties.
Pasadena has something most of our service area does not: real basements, in quantity, in houses a century old. Craftsman and Mediterranean properties here were built with cellars, light wells and below grade rooms at a time when the waterproofing available was a coat of asphalt on the outside of an unreinforced wall, and every one of those has long since reached the end of its life. Retrofitting is delicate because the exterior is frequently a protected elevation, mature planting or a driveway that cannot simply be dug out, so the approach has to be worked out property by property. The other Pasadena condition is the Arroyo and the San Gabriel foothills behind the city, which send a great deal of water downhill quickly during a storm. Properties on the north side see sheet flow across the lot, not just roof runoff.
