Deck recoats, wall waterproofing and envelope repair across Thousand Oaks and the Conejo Valley.
The Conejo Valley runs hotter in summer and colder at night than anywhere closer to the ocean, and that daily swing is the thing that ages an envelope here. A wall assembly expands and contracts every day of the year whether or not it ever rains, and sealant joints, coating terminations and flashing laps are what give up first. Much of the residential stock is stucco over wood frame from the seventies onward, where the weather barrier behind the stucco was a single layer of building paper and the window and door heads were not flashed the way anyone would flash them now. When a stucco crack lets water in there is nothing behind it to catch the water and send it back out. Homeowner associations run a lot of the recoating cycles in the planned neighbourhoods, which at least means the work gets done on a schedule.
